Rent or buy?

The comparison is usually rigged, and not on purpose: whichever side costs less each month has to be shown investing the difference, or it is not a comparison at all.

What makes this one fair

Both sides start with the same cash. Each month, whichever option costs less puts the difference to work at the return you set. Without that, buying looks better simply because it costs more — the money the renter did not spend has to go somewhere.

What it counts

No tax relief of any kind is modelled, and the rules differ by country and change. Treat the answer as the arithmetic of your own assumptions, not as advice about a purchase.

About Valnivo

Valnivo is a free financial planning tool that projects your income, spending and savings over 10, 20 and 30 years. It handles money held in several countries and currencies, and it is private by default.

It holds no money, connects to no bank and never asks for banking credentials. Every figure it shows is an illustration built on your own assumptions, not a forecast and not advice. Open the app.
